Minority views: How are managers responding to the call to reject uniform thinking?

Does the wisdom of crowds trump contrarian voices over the long term? It’s a perennial question for investors of every stripe, but for those in real estate, it is becoming an ever more important one. As the asset class becomes more sophisticated, operational, geographically diverse and crowded, maverick views are being sought by capital allocators in order to find new pockets of value. But what do the managers think?

People, power, ports: Why place is becoming the UK logistics and industrial sector’s most valuable asset

In the face of disruption, businesses are increasingly seeking to shorten and onshore their existing supply chains, with just-in-time production and long-distance transportation models no longer adding up. As a result, UK industrial and logistics assets are looking increasingly attractive to a wider range of occupiers. In this environment, successful investing is becoming less about following historical market conventions and more about identifying the places positioned to benefit from these powerful demographic, technological, and economic shifts. Understanding where these trends converge is critical to generating long-term returns.

What you see isn’t always what you get: Disclosure is not risk management

In the institutional investment world, disclosure has never been more abundant. Private placement memoranda swell by the year. Risk factor sections stretch for dozens of pages. Side letters, ESG appendices and regulatory addenda multiply. On paper, everything is disclosed. And yet, recent cycles have made one uncomfortable truth increasingly hard to ignore: Disclosure, even when exhaustive, is not the same thing as risk management.

A warm welcome: Germany is emerging as one of Europe’s leading growth markets for modern hospitality

Germany’s serviced apartment market has moved beyond the stage at which investors first had to be convinced of the viability of the real estate subsector. Banks, institutional investors and local authorities increasingly understand serviced apartments as a distinct commercial hospitality use. Discussions now focus less on definitions and more on operator quality, sustainable lease structures, location and cashflow resilience.

Data centre risks need to be better understood, says INREV

Investors need to better understand data centre risk before gaining exposure to the sector, says INREV in a new paper. The industry body warns that data centres carry risks with no real equivalent in traditional property. These include power and grid connectivity; planning constraints; technological change; tenant quality; liquidity and exit risks; sustainability; and potential political or social resistance to development.

Mindful reconstruction: How do you preserve resilience without killing competition?

Large managers keep getting larger. Real estate private equity (REPE) firms now provide equity, debt and mezzanine; acquire operating partners; build “specialist platforms”; and provide secondaries. They represent a large majority of total funds raised during the past 15 years. And continuation vehicles keep yet more capital under management, raising switching costs for investors. This current heavily oligopolistic and vertically integrated industry has to be flawed. But the answer is more complicated.
