European logistics demand is being reshaped by Asian operators in the fields of ecommerce, battery storage, the semiconductor industry and electric vehicle (EV) production.
GARBE Industrial says Asian companies within these fields are phasing out some transshipment centres for “parcel drop-offs” in favour of a more regionalised European stock management system, which also mitigates tariff risks. Consequently, demand is dominating take-up in Poland for ecommerce, the Netherlands for battery storage, and the United Kingdom for EV supply chains.
Aside from Poland, GARBE Industrial — which tracks prime rents and yields in the 122 most important logistics submarkets across 25 European countries — has found that Germany, France and the United Kingdom are among the target markets for warehouse space inquiries from ecommerce operators.
