U.S. multifamily recovery remains uneven as higher borrowing costs weigh on investment activity

by Andrea Zander

The U.S. multifamily market continues to face a slow and uneven recovery as elevated interest rates, weaker rent growth and refinancing challenges weigh on investment activity, according to Institutional Property Advisors’ “Q3 2026 U.S. Multifamily State of the Market” report. Single-asset apartment sales volume declined 6 percent year over year through August, while apartment appraisal values have increased only 9 percent cumulatively since first quarter 2020. Approximately one-third of the $2.1 trillion in commercial real estate debt scheduled to mature through 2028 is backed by apartments, adding pressure on owners facing higher borrowing costs. With significant interest-rate relief increasingly unlikely, the report suggests that improving net operating income through stronger rent growth and property operations will be critical to supporting apartment valuations.
