Australia is confirming its position as the leading destination for student housing investment in the Asia Pacific (APAC) region, capturing the majority of capital deployed over the past two years. According to new analysis from JLL, Australia accounted for 61 percent of the region’s total student housing transaction volume in the first half of 2026, highlighting its institutional maturity and appeal to global investors.
This trend is part of a wider transformation across Asia Pacific, where regional student housing transaction volumes have tripled since 2022. The surge is driven by a repricing of the sector, as cross-border institutional investors increasingly dominate the market. In 2025, these investors represented approximately two-thirds of the total transaction volume in APAC.
Over the past 12 months, several major global investors including Greystar, Mapletree and M&G have made their first Australian acquisitions in the purpose-built student accommodation
