Manhattan office leasing activity in third quarter 2026 reached 6.9 million square feet, bringing year-to-date volume to 25.7 million square feet, ahead of the 25.1 million square feet recorded through the same period in 2025, according to JLL in its October report. Quarterly activity was broad-based across major industries, anchored by significant tech and law firm transactions, including Anthropic’s 462,000-square-foot relocation and expansion to 330 Hudson St., Snapchat’s 199,000-square-foot sublease relocation to 2 Penn Plaza, Proskauer Rose’s 413,000-square-foot renewal at 11 Times Square, and Morgan Lewis’ 205,000-square-foot renewal at 345 Park Ave.
