Where value-added fits: Investor demand for income, downside protection and opportunistic returns is creating a barbell-shaped market for real estate capital

Institutional property investors are reassessing portfolio strategies as higher borrowing costs, economic uncertainty and changing property fundamentals reshape real estate markets.

Against that backdrop, many investors are placing greater emphasis on predictable outcomes, durable income and downside protection. Core and core-plus strategies are drawing renewed interest, opportunistic capital continues to pursue repricing-driven returns and private real estate debt is attracting fresh allocations.

The shift does not necessarily represent a return to core investing. Instead, investors appear to be placing a premium on certainty across the risk spectrum, creating what some managers describe as a more barbell-shaped market.
