Top German logistics markets return to growth

The logistics market across Germany’s top eight locations returned to growth in 2025, with take-up reaching 2.78 million square metres (29.9 million square feet), an increase of 21 percent on 2024.

The figure, published by REALOGIS, means the markets in question — Berlin, Düsseldorf, Cologne, the Ruhr region, Frankfurt, Hamburg, Munich and Stuttgart — also arrested three previous years of declining take-up numbers.

The Ruhr region made the largest contribution to the annual result with 603,200 square metres (6.5 million square feet) of take-up. Frankfurt followed with 435,200 square metres (4.7 million square feet), ahead of Berlin with 433,000 square metres (4.7 million square feet). Compared with the five-year average, Munich, the Ruhr region and Düsseldorf were the only regions to reach or exceed their benchmark. Munich was well above the average, the Ruhr region also exceeded it, while Düsseldorf matched its average. Stuttgart lagged the most.
