United Hampshire U.S. REIT to sell BJ’s Quincy for $34m

United Hampshire U.S. REIT has agreed to sell BJ’s Quincy for $34 million as part of its portfolio optimization and capital recycling strategy.

The REIT, through its indirectly wholly owned subsidiary BJ’s Quincy 2016 LLC, entered into a conditional purchase and sale agreement with 200 Crown LLC, an unrelated third party, on Aug. 17. The transaction is expected to close Sept. 15, subject to customary closing adjustments.

United Hampshire U.S. REIT said proceeds from the sale will provide additional financial flexibility, including the ability to reduce bank borrowings and pursue potential acquisitions, asset enhancement initiatives and development opportunities.

On a pro forma basis, the divestment is expected to reduce the REIT’s aggregate leverage ratio to 35.9 percent from 38.6 percent as of Dec. 31, 2025. Its adjusted interest coverage ratio would improve to 2.5 times from 2.4 times for fiscal year 2025.
