Institutional investment into the United Kingdom’s private rented sector (PRS) reached a record total of £3.1 billion ($4 billion) in 2018, up 33 percent from 2017, according to CBRE’s latest U.K. Residential Investment report.
The report highlights that deal volumes in the three months to the end of December totaled £906.6 million ($1.2 billion), which was slightly lower than third quarter 2018 levels but in line with the same period last year. Investors continued to diversify in fourth quarter, with £469.6 million ($617.96 million) of transaction volumes concentrating on regional centers. Birmingham witnessed increasing levels of investment. Two transactions were finalized in fourth quarter, which saw £137 million ($180 million) invested into the city’s PRS. While Manchester attracted further investment through two forward-funding deals, and Warrington saw its first large-scale PRS investment in fourth quarter.
