TT Group has sold a freehold interest in a prime industrial development site in Croydon, South London, to Kennedy Wilson.
The sale follows TT Group securing outline planning approval for a scheme of up to 115,000 square feet of flexible, light industrial space on the 4.6-acre site on Horatius Way in March 2025. The approval confirmed the highways strategy to create a single access/egress point for the scheme, maximizing site coverage and creating a gross development value (GDV) of up to £50 million ($67 million).
Previously occupied by BT, the site formerly housed 50,000 square feet of outdated industrial accommodation that was demolished in 2024. It is let to a temporary occupier, leading truck parking operator Park Your Truck, on a three-year lease.
Horatius Way sits within the established Imperial Way Strategic Industrial Area, home to occupiers including Amazon, DHL and Minster.
