The real business of manufactured housing

by Denise Moose

In early 2026, Institutional Real Estate, Inc. (IREI) began interviewing people across 11 different property types to share their insights and outlooks on asset management in a video series titled “Asset Management In Focus.”

After a brief summer break, Chase McWhorter, managing director, Americas, at IREI, is back and interviewed Matt Sheeleigh, vice president at Stockbridge, about manufactured housing, a property type not yet covered in the series.

Drawing on Stockbridge’s experience managing roughly $30 billion in manufactured housing assets, Sheeleigh explains what makes the sector distinct — from filling vacant sites with new homes rather than renovating units, to balancing homeowner and renter tenancy models — and offers guidance for investors on picking experienced operators, evaluating capex plans and taking a measured approach to rent increases.
