San Jose office campus could become city’s largest office property sale in history

USAA Real Estate has plans to sell the America Center in San Jose, Calif., reported local media outlets.

The list price is estimated to be $625 million, which would make it the most paid for a single office property in San Jose history, reported Real Estate Alert. Currently holding the title is the $429 million sale of HQ @ First in 2019, reported The Silicon Valley Business Times.

The America Center consists of four six-story, class A buildings, totaling 880,807 square feet.

In 2013, USAA Real Estate acquired America Center I and II, 6001 and 6201 America Center Drive, a 430,852-square-foot, class A office project comprised of two six-story LEED gold-certified buildings and an adjacent 12.7-acre land site that was fully entitled to develop an additional two office buildings. The sales price was $186.1 million.
