Returns in Polish resi market could be as twice as high as those in Germany

Investment return rates in the Polish residential market could be as twice as high as those in Germany.

Speaking during an online press conference about Poland’s real estate market, Pepijn Morshuis, CEO of Trei Real Estate, said Poland’s residential property market offers more attractive returns than those found in Germany and other parts of Western Europe thanks to low construction costs and land prices.

Morshuis pointed out that in Warsaw, the most expensive Polish city, the price of land is €450 per square meter ($46 per square foot) of gross floor area. In Poznań, he said Trei pays approximately €240 per square meter ($25 per square foot) of gross floor area.

“For the sake of comparison: The going rate in Munich is €8,000 to €10,000 per square meter [$821 to $1,027 per square foot] of gross floor area, and it is €3,000 to €4,000 per square meter [$308 to $411 per square foot] in Berlin,” said Morshuis. “The sheer fact that the German E
