M&G Real Estate, part of M&G’s €96 billion ($108 billion) private markets business, has acquired two newly built residential properties comprising 173 rental apartments in Greater Paris from French REIT Gecina for €67 million ($75 million). Acquired off market on behalf of the M&G European Living Property Fund, the portfolio provides exposure to an attractive residential market through two modern, well-occupied properties.
The properties are Alba Residence in La Garenne-Colombes and Rueil Arsenal in Rueil-Malmaison, both in Hauts-de-Seine, west of Paris. The developments offer access to transit, employment centers and amenities, with additional links planned through the Grand Paris transit network.
Completed in 2025 by Woodeum, part of Cogedim, and Les Nouveaux Constructeurs, the properties have achieved strong occupancy levels. They offer a mix of smaller apartments and family homes, most with a balcony, terrace or garden, as well as on-site parking.
