M&A activity rising in Vietnam’s real estate sector in H1 2026

Vietnam’s real estate market continues to demonstrate strong appeal to foreign investors in the first half of 2026, despite facing numerous challenges from the global macroeconomic environment. According to statistics from the General Statistics Office, total registered FDI capital into Vietnam in the first six months of the year reached approximately $34.65 billion, up 61 percent year over year, with manufacturing and processing sectors receiving the largest proportion, 82.6 percent, with implications for commercial real estate.

While FDI inflows remain robust, the composition reveals a strategic shift under pressure from international interest rates maintained at high levels and the caution of foreign funds when reassessing Vietnam’s asset valuations. Notably, disbursed FDI in the first six months is estimated at approximately $13 billion, up 11.2 percent year over year — the highest disbursement level in the first six-month period over the past five years.
