ASK Partners’ 2026 Real Estate Investor Sentiment Survey finds private investors remain committed to U.K. property, but are looking for greater political certainty before deploying more capital, while residential living sectors collectively attract the strongest investor interest.
Investors remain committed to U.K. real estate despite ongoing economic and geopolitical uncertainty. Compared to last year, however, the survey suggests investors are becoming more selective and increasingly focused on political and fiscal certainty before deploying additional capital.
The proportion of investors planning to increase their allocation to real estate has fallen from 51 percent last year to 37 percent in 2026. At the same time, political certainty has emerged as the biggest factor that would increase confidence in U.K. real estate over the next 12 months, ahead of further interest-rate cuts, debt availability or planning reform.
