Hines: Global real estate enters a period of stabilization and selective opportunity

The global commercial real estate market is emerging from a prolonged period of repricing and volatility and entering a phase of stabilization, according to a Hines report, setting the stage for a gradual recovery rather than a rapid rebound.

In its 2026 Global Investment Outlook, Hines notes that opportunity will unfold unevenly and require disciplined, selective investment strategies. The report highlights two structural shifts shaping the next cycle – the  localization of capital amid ongoing deglobalization, increasing the importance of hyperlocal market knowledge; and the convergence of property sectors, as residential, industrial, logistics, and specialized infrastructure increasingly intersect. Hines concludes that investors who adapt to these dynamics are best positioned to identify durable long-term opportunities.
