French SCPIs leaned heavily into the U.K. market in 2025

French Sociétés Civiles de Placement Immobilier (SCPIs) were behind 12 percent of overseas investment into the U.K. commercial property market in 2025, says CoStar, deploying £1.1 billion ($1.5 billion) – an 85 percent year‑over‑year increase and the highest total in three years.

Second only to U.S. investors in the amount allocated into the United Kingdom in 2025, CoStar expects SCPIs to remain a meaningful source of capital for the U.K. commercial property market throughout 2026.

The United Kingdom’s appeal for SCPIs is partly due to values correcting earlier and more sharply than in continental Europe, creating entry yields that remain attractive relative to comparable French or Euro zone assets. Moreover, the U.K. leasing environment, with its longer weighted average lease terms and index linked rent reviews, aligns well with SCPIs’ need for predictable income, says CoStar.
