Central London office take-up totaled 2.55 million square feet in second quarter 2025, according to Cushman & Wakefield.
A record-high 80 percent of the total take-up in second quarter 2025 was class A, reflecting a “flight to quality” as firms move to secure space that attracts staff back to the office. Prime rents increased to £88.50 ($119) per square feet in the city and £162.50 per square foot ($218 per square foot) in the West End over the same period, a 7 percent and 16 percent increase respectively over the previous 12 months. The rise shows that occupiers are increasingly willing to pay a premium to secure best-in-class space.
There was 2.21 million square feet of new space delivered to the market in second quarter 2025, the highest quarterly volume since 2020, and 87 percent is already pre-let.
