Data center development across the Americas has reached a record 37.7 gigawatts under construction as relentless demand for AI, cloud and hyperscale infrastructure continues to reshape the market, according to Cushman & Wakefield’s “H1 2026 Americas Data Center Update.” Increasingly, however, access to power and infrastructure is determining where that growth can occur.
The market remains exceptionally tight despite the surge in development. Capacity under construction is 91.7 percent precommitted, while region-wide vacancy has fallen to just 3.8 percent. The Americas now support 50.3 gigawatts of operational data center capacity, with another 285 gigawatts in the planned development pipeline.
