The cold storage sector is emerging as a promising niche within real estate, driven by demographic shifts, evolving consumer preferences, and changes in food and pharmaceutical supply chains. According to Will Pattison, head of research and strategy, real estate at MetLife Investment Management, several key dynamics are shaping the sector’s growth: Increasing institutionalization is expected to compress cap rates and boost asset values; consolidation among farming and food companies is creating demand for larger, more efficient cold storage facilities; and pharmaceutical innovation, combined with an aging U.S. population, is fueling the need for temperature-controlled infrastructure to support biotech advancements.
