CBRE Survey: Japan’s logistics occupiers focus on network expansion

CBRE’s 2025 Japan Logistics Occupier Survey, conducted in March 2025, revealed that restrictions on truck drivers’ working hours are top of mind for logistics occupiers across Japan.

Occupiers’ appetite to expand logistics networks, both in terms of total floor area and the number of sites, remains robust across the board. Meanwhile, the challenges occupiers are seeking to address appear to vary.

Specifically, logistics operators’ primary focus is on improving employees’ working environment, and attracting and retaining staff.

In contrast, consignor firms are undertaking initiatives to improve logistics efficiency, such as reviewing and re-arranging site locations, adopting automation/digital transformation, and upgrading existing facilities and equipment.
