Industrial outdoor storage (IOS) has emerged as an increasingly institutional segment of the industrial market, driven by limited supply, infill locations and demand from a wide range of users. Within the sector, electrified industrial outdoor storage (EIOS) remains a relatively small portion of overall IOS demand but could become a more meaningful category over time.
EIOS consists of IOS sites that, by virtue of their IOS zoning, dense infill locations and excess power, can serve emerging-use cases, such as passenger electric-vehicle (EV) depots, electric truck-charging stations and robotaxi depots.
