Commercial real estate investment activity in Asia Pacific increased 24 percent year over year during the first nine months of 2026, although investor risk appetite is moderating amid rising interest rates, according to CBRE’s third quarter 2026 “Asia Pacific Cap Rate Survey.”
Capitalization rates have remained largely stable across the region, with Australia experiencing upward pressure.
Investor selling intentions have strengthened across Asia Pacific, particularly in mainland China, which recorded the sharpest shift toward selling. Investors in Australia, Japan and Singapore also showed a greater inclination to sell.
Hong Kong SAR was an exception, with 75 percent of survey respondents reporting stronger buying intentions.
Buying intentions weakened across investor types, while selling intentions increased among investment funds and REITs.
Despite shifting sentiment, property fundamentals remain supportive of investment activity.
