Australian farmland has delivered a total annualized return of 8.85 percent since inception in January 2015, with income return of 4.69 percent and capital growth of 4.04 percent, according to the latest quarterly Australian Farmland Index for third quarter 2025 compiled by the Asian Association for Investors in Non-Listed RealEstate Vehicles (ANREV). On a quarter-on-quarter basis, income return of 0.91 percent and capital growth of -0.12 percent led to a total return of 0.79 percent for third quarter 2025.
During the past five years, the index recorded a total annualized return of 3.59 percent, driven by income return of 2.89 percent and capital growth of 0.69 percent. However, the three-year period reflects more challenging conditions, with a total annualized return of -1.35 percent, comprising income return of 0.79 percent and capital growth of -2.16 percent.
