AEW’s latest European research report points to growing demand for senior housing in the United Kingdom, driven by an aging population and limited purpose-built supply.
The report said the U.K. senior population is expected to grow much faster than the overall population over the next 15 years, increasing pressure on housing, care and family support systems.
The 85-and-older population is projected to rise 50 percent by 2040, reaching 2.7 million people.
Despite this demographic shift, most seniors continue to live independently in family homes, while fewer than 300,000 live in private purpose-built senior housing.
The private rented senior housing segment remains especially small, with fewer than 5,000 private rental units across the United Kingdom.
