AEW forecasts that the long-term recovery in Europe’s prime logistics sector will remain on track despite short-term cost pressures tied to the conflict in the Middle East.
In its latest European research report, New Logistics Demand Drivers Offset Impact from Iran Conflict, AEW said broad-based demand from third-party logistics providers, manufacturing and ecommerce platforms continues to support the sector. The firm projected total unlevered returns of 8.5 percent per year across 35 European logistics markets from 2026 to 2030, assuming there is not a prolonged conflict in the Middle East.
