56% of United Kingdom Golden Triangle life sciences development pipeline still in pre-planning phase

The U.K. Golden Triangle’s 1.85 million-square-foot shortfall of life sciences space risks being exacerbated, according to Knight Frank, whose latest research into the sector reveals that more than half (56 percent) of the region’s life sciences development pipeline is still in the preplanning phase, with access to critical infrastructure and planning barriers inhibiting developers’ ability to deliver new space.

According to Knight Frank, demand for life sciences space in the Golden Triangle, the area comprising Cambridge, Oxford and London and representing the United Kingdom’s leading life sciences market, continues to grow. In third quarter, 150,000 square feet of lab and life science office space was leased across the region. The figure follows 315,000 square feet of take-up in second quarter, buoyed by Moderna’s 145,000-square-foot deal at Harwell Campus and the strongest quarter for take-up in the past five years.
