Senior housing occupancy clears 90% as new supply stalls

The first baby boomers turn 80 in 2026, the age our industry has long used to mark the front edge of senior housing demand. For most of the past decade that was a forecast, and investors could reasonably discount it. Not anymore. NIC MAP’s third-quarter data for the 31 primary markets shows a sector already pressing against the limits of its existing supply, with two decades of growth in the 80-plus population still ahead of it.

Occupancy reached 90.4 percent in third quarter 2026, the first time it has cleared 90 percent since before the 2008 financial crisis. It was the 21st consecutive quarter of improvement, and occupancy is up 180 basis points from 88.6 percent a year ago.
