Industrial real estate has long been sorted into small-bay and big-box, but a distinct segment in between has gone largely undefined — until now. A new report from BKM Capital Partners, "The missing middle: Making sense of mid-bay industrial," argues that mid-bay properties bridge the two, combining size, clear height, functionality and flexibility to serve small- and medium-sized business tenants that neither extreme accommodates well. The report defines the segment by suite-level characteristics rather than total building size alone — typically buildings of 100,000 to 200,000 square feet with individual suites in the 15,000- to 75,000-square-foot range, with the tightest supply below 30,000 square feet.
