Q1/2025 IRE.IQ Fundraising report

As 2024 drew to a close, industry watchers were identifying a resurgence in real estate fundraising activity — and first quarter 2025 saw a significant uptick in real estate fund closings and capital raised. The slowdown in 2023 and 2024 — amid rising interest rates, falling valuations and a weak transaction market — saw a decline in fund closings. Investors pointed to limited capital distributions holding them back from making new commitments to the asset class. In addition, fundraising periods were extended, contributing to overall lower totals for fund closes in the past few quarters.

Q4/2024 IREI.Q Fundraising report

The environment for closed-end real estate fundraising was extremely strained in fourth quarter 2024. Only 14 funds held a final close in the final quarter of the year, raising a meager $10.2 billion, according to the latest data collected by Institutional Real Estate, Inc.’s IREI.Q database. And, given that the fourth quarter has historically been the most active, the year-end slowdown is particularly stark. By comparison, fourth quarter 2023 saw 27 real estate funds hold a final close with $29.7 billion, while fourth quarter 2022 saw 57 real estate funds close with $54.0 billion in equity.

H2/2024 IREI.Q Funds in the market

Institutional real estate investors have a wide variety of funds to peruse. The 359 funds listed here represent a sampling of the more than 1,000 institutional real estate funds currently seeking to raise capital that are being tracked in the IREI.Q database. This data is gathered from reliable sources and industry surveys. The listed funds represent a multitude of geographic regions, property types and strategies. Closed-end funds account for a smaller portion of the funds, with 174 funds seeking to raise an aggregate of approximately $202 billion.
