by Andrea Zander

Institutional capital is selectively targeting New York office assets with strong leasing fundamentals and income potential. Rithm Capital Corp. recently closed a joint venture with a fund managed by DRA Advisors LLC for the ownership of 1301 Avenue of the Americas, one of the flagship properties in the New York City office portfolio of Elecor Properties, Rithm’s real estate operating platform. Rithm, through Elecor, will retain majority ownership of the property and continue operating the building on behalf of the joint venture.

Why and where institutional capital is beginning to flow back into multifamily

by Andrea Zander

Supply-constrained West Coast markets are drawing renewed attention from multifamily investors as limited new construction, improving demand fundamentals and opportunities for operational growth create potential entry points for value-added strategies. Institutional investor appetite remains selective, however, with capital-allocation decisions and local-market conditions shaping investment activity. In an interview with IREI, Marshall Boyd, co-president and CIO at Interstate Equities Corp. (IEC), discusses why coastal California and the Puget Sound region present opportunities for value-added multifamily investment, what early portfolio performance reveals about the importance of local operating expertise and how institutional investor sentiment is evolving. He also shares where investment firms may find opportunities over the next 12 to 24 months, including student housing and assets whose values have been disproportionately affected by the market downturn.
