Return seekers: Which Asia Pacific markets and property sectors should investors target to find the best risk-adjusted returns?

There has been hesitation to enter property markets in wholehearted fashion since the pandemic. Deals have been more difficult to strike, given the wider-than-usual bid-ask spread. Buyers have been looking for bargains, and sellers had to risk write-downs or hold out in the hopes of better conditions to come.

Will the next one to two years see a flurry of transactions that have been on the negotiating table? There is the potential for that.

“Last year, we noted the challenge of balancing defence and offence as the market tried to find its footing,” states JLL in its recently released Asia Pacific Capital Tracker report for the fourth quarter of 2024. “This year, the fear of missing out will be overtaking the fear of making a mistake.”

But where in Asia should investors look for deals, and in what sectors? Where are the best risk-adjusted returns, so investors can both jump in while avoiding mistakes?
