Q3 2015 transaction analysis: Rolling along

North America had more than $101.5 billion in transaction volume in third quarter 2015, a slight increase on the $98.7 billion invested in third quarter 2014, according to Real Capital Analytics. Year-to-date through Sept. 30, some $330.8 billion has been invested in real estate across North America, putting 2015 on pace to exceed 2014’s $383.9 billion total.

The increase in volume was entirely in the United States. Year-over-year, U.S. volume increased 5 percent from third quarter 2014’s $92.8 billion to third quarter 2015’s $97.4 billion. Third-quarter sales volume in Canada ($3.6 billion) and Mexico ($434 million) was lower than during the same periods of 2014.

Transaction volume has slowed, however, from earlier in the year. First quarter 2015 had a whopping $123.2 billion in property investment, and the second quarter saw $106.1 billion.

The most active U.S. property investment market in the third quarter was New York City, with $15.4 billion in sales
