While data centers are real estate assets, they can be very complex investments. A report by Jeff DeBlock, managing director, private infrastructure, “The investment case for data centers remains strong: Factors to consider when investing,” which was published in the September issue of Institutional Real Estate Americas, examines some of the unique features investors need to consider when investing in data centers. Do data centers belong in the infrastructure, real estate or private equity portfolio? Is it better to invest via the public markets or directly? How do you weigh the regulatory issues, these assets’ high demand for power and the need to be sustainable?
“We believe the sector will need tens of billions of dollars of capital (both debt and equity) per year to fulfill data center needs in the United States, creating ample opportunities for those already active in the sector and those looking to participate,” says DeBlock.
