Following the first wave of data center demand to support businesses that relied on the cloud is a second, even bigger wave to support AI and its enormous need for data center space and access to power, according to Matt A’Hearn, head of digital infrastructure with Blue Owl and formerly managing partner of predecessor firm IPI Partners. In an interview published in the June issue of Institutional Real Estate Americas, A’Hearn discusses how Blue Owl is scaling up to meet this demand from hyperscale tenants. “The AI demand initially will be for larger-scale, large-language model, gigawatt-plus type sites,” says A’Hearn. “AI certainly is a massive driver, with cloud remaining foundational.”
