Even though volatility persists in the European economy, supply of logistics real estate still lags demand and fundamentals remain solid for the sector, according to a report by Karen Martinus, senior vice president, research and investments, with Affinius Capital. The report, “Unlocking opportunities in European logistics,” which was published in the October issue of Institutional Real Estate Europe, unpacks three dynamics that support demand for modern logistics space: “(1) The continuation of ecommerce tailwinds; (2) the reconfiguration of supply chains and nearshoring; and (3) the need for operational efficiency and sustainability. These themes hold significant potential for driving demand for modern-quality logistics stock, which strongly favours a development-led strategy,” says Martinus.
