NEPI Rockcastle, Europe’s third-largest listed retail real estate company, has acquired HELIOS SCC, which owns Silesia City Center in Katowice, Poland, for €405 million ($426 million).
The sellers were Allianz Finance VII Luxembourg, which owns 45 percent of HELIOS; Kamsa Luxco, which owns 45 percent; and Cura Beteiligungsgesellschaft International, which owns 10 percent.
This acquisition represents one of the largest shopping center transactions in Central and Eastern Europe in recent years.
Silesia City Center is a dominant shopping center in Katowice, with strong operational performance. It offers more than 88,400 square meters (951,500 square feet) of gross lettable area and has an occupancy rate of 98.4 percent, with anchor tenants including Cinema City, Half Price, H&M, Kaufland, Media Markt, Primark, Reserved, TK Maxx and Zara.
