SC Capital Partners Group, a Singapore-headquartered private equity real estate investment manager, announced the sale of Rivervale Mall in Singapore on behalf of its SC Core Fund (SCORE).
The suburban retail asset was acquired in March 2019 for S$230 million ($179.9 million) and sold for S$276 million ($215.9 million), representing approximately 20 percent premium to acquisition cost, with the transaction completed on Sept. 30, 2026. The sale price also represented approximately 6 percent premium to the asset’s most recent valuation in June 2026.
Rivervale Mall is a well-established neighborhood retail and community destination in Sengkang, comprising approximately 81,100 square feet of net lettable area. Acquired in 2019 for its strong residential catchment, low occupancy costs and embedded rental growth potential, the asset was sold at near 100 percent occupancy across more than 60 tenants, reflecting its strong operating performance and appeal to retailers.
