Real I.S. acquires hotel property with innovative concept in Hamburg

Real I.S. has bought a property in Hamburg from PATRIZIA Immobilien that will be converted into a new type of hotel that offers “lean but affordable” luxury.

The property, bought for the Real I.S. BGV VI fund, stretches over 8,000 square metres and is located on the Stadthausbrücke street in the center of Hamburg. It is a former publishing building that was most recently used for office purposes. The new hotel that will take the office building’s place will be run by Ruby Hotels & Resorts, and will have 290 rooms on six floors and access to 78 parking spaces in the neighboring building. Ruby Hotels & Resorts has already successfully established itself with its boutique hotel concept in Vienna and Munich.

The innovative thinking behind the hotel will see all the management, reservation and procurement processes automated. As a result, booking — as well as checking in and out ­— are completed exclusively online. In contrast to traditional hotel concepts, the hotel can therefore operate at a profit even if it is just under 50 percent full. In addition, there are only two price categories for rooms.

The property is situated in direct proximity to water within walking distance of the exclusive Neuer Wall and Großen Bleichen shopping areas in Hamburg’s city center. Popular attractions and tourist destinations, such as the Jungfernstieg, the Alster Speicherstadt (warehouse district) and the Landungsbrücken quay, can be reached via the nearby Stadthausbrücke and Rödingsmarkt underground stations.

Up until the end of October 2017, Hamburg registered 11.7 million overnight stays, reflecting an increase of 4.1 percent compared with the year before. The majority of the guests are from Germany, with every fourth visitor coming from abroad. Many tourists from Denmark, the Netherlands, Switzerland and the U.K. also travel to the Hanseatic City of Hamburg.

“The Ruby Hotel is exceptional in terms of its central prime location and its successful hotel concept in one of the top tourist spots,” says Jochen Schenk, a member of the Real I.S. management board.

“With its many tourist attractions, offerings and cultural highlights, Hamburg is one of the big favorites with tourists coming to Germany. Not least because of cruise tourism and the Elbphilharmonie concert hall as its new landmark, Hamburg will remain attractive in the future as well.”
