Private wealth investors — including RIAs, family offices and high-net-worth individuals — are seeking institutional-quality real estate exposure as a diversifier beyond public markets, with greater alternatives exposure, tax-advantaged income generation and diversification beyond traditional fixed income.

For real estate managers, that demand is creating a growing crossover between institutional strategies and the private wealth channel. As some institutions slow real estate deployment to rebalance portfolios and manage denominator-effect pressures, executives increasingly view private wealth as a durable fundraising source and a way to diversify the investor base.
