Opus Group delivers student housing near University of Illinois

The Opus Group has delivered Seven07, a new student living community near the campus of the University of Illinois at Urbana-Champaign, a public research university and the flagship institution of the University of Illinois system.

This project was a joint venture between The Carlyle Group and Minneapolis-based Opus, which served as the developer, design-builder and architect and structural engineer. Asset Living will manage the property, and SunTrust Commercial Real Estate provided financing for the project.

The 14-story building includes 218 units with 548 bedrooms, from studios to four-bedroom units. Each unit features simulated wood flooring in the kitchens and living rooms, carpeted bedrooms, stainless steel appliances, quartz countertops, and in-unit washers and dryers.

The Minneapolis developer said Seven07 was designed with an emphasis on community living and includes a variety of shared spaces and amenities such as a fitness center, indoor basketball court, spa, group and private study areas, a lounge and a cafe.

The fourth-floor club room has TVs, pinball machines, a shuffle board table and ping pong table, with outdoor space offering a pool and barbeque grills.

Students moved into the residence prior to the start of the fall semester and leasing for the next academic school year is already under way.

In July, Opus Group broke ground on another student housing project near the University of Kansas campus in Lawrence, Kan. The project is a joint venture between Opus and The McKinney Fund & Company.
