Ohio Police & Fire Pension Fund slates $50m for EQT Exeter Industrial Core Plus Fund IV

The $19 billion Ohio Police & Fire Pension Fund (OP&F) has approved a commitment of up to $50 million to EQT Exeter Industrial Core Plus Fund IV, according to notes from the pension fund’s March 29 and March 30 meetings.

EQT Exeter Industrial Core Plus Fund IV, a closed-end commingled fund managed by EQT Exeter, will invest in industrial warehouse opportunities in the United States. The core-plus dedicated industrial strategy opened in September 2021 with a fundraising target of $2.5 billion.

OP&F said it previously invested in EQT Exeter funds II, III, IV and V.

The commitment is the first of 2022 to the tactical portion of the OP&F real estate portfolio. The targeted commitment range for the tactical portfolio in 2022 is $140 million to $200 million.

OP&F’s total real estate portfolio is valued at $1.8 billion, or 9.7 percent of the total portfolio
