Madison Realty Capital collects $781m for fifth debt fund

Madison Realty Capital has raised $781 million for its fifth value-add debt fund, Madison Realty Capital Debt Fund V, an SEC Form D filed on May 26 has revealed.

Madison Realty pursues debt investments by originating senior secured loans, mezzanine loans and preferred equity investments for the construction, acquisition and refinancing of commercial real estate, and by acquiring nonperforming loans and preferred equity investments, according to the firm’s website.

The firm said it seeks to capitalize on market conditions in which liquidity is limited and financing is difficult, as well as time-constrained opportunities and special situations.

The firm added approximately $100 million to Madison Realty Capital Debt Fund V since March, when it reported a fundraise of $680 million from 55 investors. According to the latest filing, the fund now has a total
