Kildare Partners has sold Annapolis Mall, a 1.6 million-square-foot super regional shopping center in Annapolis, Md., to Macerich for $272 million.
Kildare Partners IV acquired the retail center in August 2024 alongside joint venture partners Centennial Real Estate Company and Atlas Hill Real Estate. During its ownership, the partnership executed a comprehensive repositioning strategy that included securing a new anchor tenant for a previously vacant box and driving targeted leasing initiatives to enhance tenant mix, stabilize occupancy, and improve the property’s long-term competitive positioning.
Over the course of the investment, the partnership completed approximately 300,000 square feet of new leasing, attracting a mix of national and experiential tenants and driving a meaningful improvement in occupancy and overall asset performance.
