Ivanhoé Cambridge and its partner, Callahan Capital Properties, has acquired two office properties for more than $225 million. The seller is Beacon Capital Partners.
The partners acquired full ownership of Channel Center, a three-building complex totaling 251,394 square feet in Boston’s Seaport District submarket, and 410 17th St., a 24-story, 434,740-square-foot office property in Denver’s central business district.
As part of this transaction, the partners are also under contract to acquire two additional office properties: a 100 percent interest in 180 N. LaSalle St., a 38-story, 768,859-square-foot office property located in Chicago’s central business district, and the remaining 51 percent interest in 330 Hudson St., a 16-story, 467,830-square-foot office property located in New York City’s Hudson Square submarket.
Earlier this year, the partnership completed its acquisition of 1095 Sixth Ave. in New York City
