Invesco Real Estate’s flagship European strategy sells Paris office complex

Invesco Real Estate has sold the landmark Capital 8 prime office asset in Paris’ CBD to an undisclosed international investor. The property has been sold ahead of valuation on behalf of Invesco Real Estate’s flagship European investment strategy.

The sale represents the largest single office sector transaction in France and Continental Europe since 2022, according to CBRE.

Located on a one-hectare site near Parc Monceau in Paris, Capital 8 was acquired by Invesco Real Estate in 2018. In July last year, the firm completed a two-year, extensive redevelopment of the 45,000 sqm complex which included new restaurants, a gym and wellness facilities, and a panoramic rooftop offering 360-degree views over Paris. The program resulted in a significant uplift in rent in line with the prime quality of the asset.
