Interstate Equities Corporation (IEC), a vertically integrated real estate investment and management firm specializing in multifamily properties throughout California and Washington, has held a final close for its IEC Institutional Fund VI (Fund VI) with $215 million in equity commitments. IEC assembled the fund in-house over the past year with an emphasis on efficiency rather than size in this opportunistic time in the real estate cycle.
Fund VI continues IEC’s value-add strategy, targeting multifamily communities of 40 to 400 units in supply-constrained West Coast markets. As of the final close, the Fund had committed nearly 30 percent of its capital across seven communities totaling 875 units, representing more than $330 million in total capitalization. These are primarily Bay Area assets sourced on and off market. The portfolio is currently operating ahead of budget, with some assets achieving rents ahead of pro forma.
