Hong Kong investor sells Miami offices for $163m

Hong Kong–based Swire Properties has sold two office buildings at Brickell City Centre for $163 million, marking the largest sale to close in South Florida during the pandemic, according to local media outlets.

The office space is part of the firm’s $1.05 billion shopping and mixed-used project in Miami.

The new owners are US VI 2 Brickell LLC and US VI 3 Brickell LLC, affiliates of Northwood Investors.

Two Brickell City Centre and Three Brickell City Centre, led by the foreign investor, sold the office portions of 78 Southwest Seventh Street and 98 Southeast Seventh Street in Miami. Each building has about 130,000 square feet of office space. Tenants include the Akerman law firm, WeWork and McKinsey & Co.

This is the first major office property to trade in downtown Miami since the COVID-19 pandemic started, said South Florida Business Journal.
