by Andrea Waitrovich

Equus Capital Partners has plans to launch a 10th fund with a value-added strategy style. Equus Investment Partnership X aims to raise $400 million by fourth quarter 2015. It will invest directly in diversified office, multifamily, industrial and retail properties throughout the United States.

The fund’s predecessor, Equus Investment Partnership IX, closed in January 2014 with $310 million equity commitments. Equus Investment Partnership IX acquired a three-property multifamily portfolio located in central Florida from affiliates of Oculus Development and Alex. Brown Realty. The communities, known as Village at East Lake, Village at Lake Ned and Village at Park Road, total 710 units and were 95 percent occupied at the time of closing. Madison Apartment Group, the multifamily operating arm of Equus, will manage the communities for the firm.

Other investments by Fund IX comprise multifamily, office, lab and industrial properties located in the East, Midwes
